OUR LEASING PROCESS:
Selecting and Approving Tenants
Rental Bond & Advanced Payment
We will be collecting and lodging one-month bond as well as a 4 weeks advanced rental payment from the commencement date as security deposit.
Preparing the Condition Report
We will be completing a detailed condition report prior to tenant occupation. This is an important document as it may be presented as evidence at the Tenancy Tribunal if disputes arise between the parties concerning the condition of the property.
Different reports we provide:
Property Inspections and Maintenance
We inspect properties every 6 months, unless otherwise agreed. We provide inspection reports including photographs to our landlords to ensure they are kept updated on the condition of their investment properties. If any issues arise regarding the condition of the property, we will contact the landlord and come up with a solution to ensure all problems are resolved to the best of our ability.
We arrange quotes and repairs and pay accounts as per the procedures agreed in the management agency agreement.
A nominal amount of $200 maintenance expenditure is allowed however every attempt is made to report repairs and maintenance issues to our landlords prior to giving consent to a trades person to carry out work.
We contract trades people who offer excellent workmanship at competitive prices, however where landlords nominate their preferred trades people, we will ensure that they are contacted to carry out work on their properties.
We collect rental payments into our property management trust account on behalf of landlords and issue receipts to the tenant.
Once the payment is received, we will deduct fees agreed upon and transfer the remaining amount to the landlord's designated bank account, along with issuing a monthly rental statement that will outline the income and expenditure incurred by the landlord in relation to the property.
Profit and Loss Statement
At the end of each financial year a profit and loss statement will be provided to our landlords free of charge. These statements provide an annual summary of all the income and expenditure relating to the property.
Landlord Protection Insurance
We strongly recommended Landlord Protection Insurance to our landlords.
Council Rates, Water Rates & Strata Levies
We can pay council and water rates and strata levies on behalf of landlords at no extra cost.
